Almost any repair begins with dismantling work: old wallpaper, paintwork, floors, laminate are removed, unnecessary partitions are dismantled, tiles, old faience are removed. The main task of dismantling is to prepare the base (walls, ceiling, floor) for further finishing. The substrate must be dry, free of all previously used building materials. Often, poor-quality performance of these works leads to a decrease in the durability of the entire repair.

Partitions for apartments are built of foam blocks, bricks, tongue-and-groove blocks and drywall. Each of these materials has its pros and cons, in our opinion, the most optimal solution is the construction of partitions from Foam blocks 10 cm thick, - with increased requirements for sound insulation of premises, it is possible to erect partitions from a foam block 15 cm thick, this eats up an additional area of the room, but gives the wall a foundation and excellent soundproofing qualities. A foam block partition is attached only to the floor and side walls, there is a gap of 3 cm between the wall and the ceiling - this is necessary so that the overlap during shrinkage of the house does not press on the partition, this requirement is especially important in new buildings, because the shrinkage takes 2- 3 years can significantly spoil the renovation. Mandatory conditions for the construction of partitions are the reinforcement of each 3-5 row and binding to the walls.

Plastering works of fridge room
The next stage of the repair is plastering work. Plastering work in apartments is carried out mainly with gypsum plasters. All walls are plastered to the level. We recommend plastering some rooms "in the corners" - this is especially important for bathrooms and kitchens, it is also advisable to plaster in the corners of the room where tiles are planned on the floor, as it will immediately show all the divergences of the walls. The drying time of the plaster is highly dependent on the layer thickness and weather conditions. For example, with a layer thickness of 6 cm and an outdoor temperature of 25 degrees, the plaster will completely dry in 15-18 days. With the same layer thickness, but a temperature of 15 degrees, the plaster will dry for at least 20 days.

An important technological aspect of plastering work is the single-layer application. Gypsum plaster hardens quickly enough, but dries, as we wrote earlier, for at least two weeks. Often a layer of 4-5 cm is divided into a "rough" layer and a "finishing" layer, that is, a 3 cm layer is applied, and then a second layer is applied to it after a few hours or days, as a result, two different layers are obtained. This is fraught with the fact that the walls will eventually begin to "ring" when tapped, because the top layer is not strong enough to grab the bottom. Peeling is possible and after the completion of the repair, if neighbors, for example, start the repair later than you, vibrations from electrical work can cause complete peeling of the plaster in some places. The plaster should be applied in one layer and there should be no thin layer stretching. If the layer of plaster is more than 5-6 cm, then a single-layer plaster is practically impossible, in this case it is necessary to apply an uneven (with slaps, torn, notched) first layer and either almost immediately, or after waiting for complete drying, apply a final layer of plaster. Leveling ceilings with plaster is rarely done because has a lot of technological limitations and high cost of the work performed.

It is advisable to begin the installation of air conditioning systems before the installation of all engineering systems. Before starting work, it is necessary to select the type of system (split system, multi-split system, duct air conditioners) and the location of the units and equipment. At this stage, a rough installation of air conditioning routes, drainage systems, installation of outdoor units, installation of indoor units is carried out at the finishing stage. The main difficulty lies in routing the routes in such a way as to further minimize the risk of damage to the pipes, because, unlike electrical wiring, air conditioner routes do not have external references and their location can only be determined using a special device or a pre-drawn installation plan.

Heating equipment and communications are laid and installed after the completion of plastering work. When carrying out repairs in an apartment, they are often limited to a simple replacement of heating batteries with modern models; it is also possible to replace all heating routes if it is made according to a collector scheme. It is recommended to install shut-off valves on the supply pipes, which will make it possible to regulate the heat transfer of the radiator. During the finishing phase, the batteries are temporarily removed. After the wallpaper is glued or there is a need for welding. Electric floor heating in a bathroom or kitchen can be installed at the stage of making a floor screed or laying tiles, it depends on the type of heating cable chosen.

Electric installation work
After the plastering work is completed, the stage of electrical work begins. To perform electrical work, it is necessary to draw up a plan for the placement of outlets, switches and main consumers, then, based on these data, a design calculation of loads is drawn up and a set of works on wiring is performed.
I would also like to explain why engineering work is done after plastering. The problem is that when carrying out work before plastering, the accuracy of the installation of socket outlets and outlets for mixers suffers greatly, since the geometry of the room, which is formed after plastering, is unknown. The work has to be torn to pieces, which does not affect the result for the better. Moreover, very often, during plastering work after an electrician, problems arise with damage to the electrical wiring laid on the floor. - for these reasons, we recommend doing an electrician after plastering.

Finish cement-sand screeds and plank floor bases are performed immediately upon completion of plastering work and installation of communications. Cement screed is made with M300 mix with the addition of a plasticizer. Sand-cement screed, with a layer thickness of more than 8 cm, has a slight shrinkage. This suggests that after drying, the screed will have errors in the plane.

In general, I should note that drywall is a very moody material and the best solution would be to replace it with a fabric stretch ceiling.

Decorating bathrooms is perhaps the most difficult stage of the entire renovation. Tiling is a laborious and time-consuming process; for a good result, it requires the care and accuracy of the performer.
The final quality of laying is strongly influenced by the quality of the tiles, unfortunately, this can only be determined when the tiles arrive at the object, since the quality varies greatly from batch to batch and it is unrealistic to determine in the store which tiles will be delivered to you. Unfortunately, for tiles, as for nothing else, the rule applies: the more beautiful the tile, the more complex the layout, the more inserts, borders and decors, the worse the quality of installation. Pay attention to the size of the tiles, for example a 20 cm by 20 cm tile will be much "smoother" than a 20 cm by 40 cm tile, that is, the larger and "longer" the tile, the worse its quality. Painting works of building
One of the key stages of the repair is painting work, which includes a whole range of different works: installation of painting corners, priming of walls and ceilings, sealing of seams and gluing fiberglass to plasterboard structures, filling and sanding walls under wallpaper, filling and sanding walls and ceilings under painting, painting walls and ceilings, wallpapering.

Laying floor coverings
It is recommended to start working with wood (floors, doors and stairs) only after finishing tiling and painting works and removing moisture from the premises. Laminate and parquet boards should be laid on the floor in a completely finished room. A soft backing made of foamed polyethylene or cork chips is used as a soundproofing and leveling layer.
Laying solid wood or parquet boards is divided into two stages. At the first stage, the base of the floor is prepared: a waterproofing layer is applied along the concrete screed and plywood is mounted, then the plywood is polished. After all the painting work, the floor covering is laid on water-polymer or polyurethane glue, fixing it to the plywood with nails. After installation, the floor is carefully covered with paper, cardboard or fiberboard, but in no case with a film, because the tree needs to "breathe".
Doors and door portals, stairs are installed last, often together with the installation of furniture.
Installation of plumbing fixtures and connection of electrical equipment
Plumbing equipment and electrical appliances are installed only after the tiling works, finishing of walls and ceilings are fully completed, and cleaning is done.
The adjoining of sanitary ceramics (washbasins, toilets, bidets) to the cladding is sealed. To tighten the nuts on chrome faucets and heated towel rails, you can only use keys with soft rubber sponges so as not to leave scratches on them. Perhaps, the installation of the bathroom and shower should be started a little earlier, at the stage of facing work. If the tiles are to be laid over the side of the bathtub or pallet, the bathtub is mounted without reporting a part of the tile around it. The cladding is then completed.
Sockets, switches and lights are installed last. Switch mechanisms can be installed in advance, after plastering. But frames and front panels - only after the walls are completely ready.
Finishing works
Finishing works are qualified works that complete the finishing of walls and ceilings of premises. They take a significant part of the total time of repair and finishing work.
Fine painting work - painting walls and ceilings, wallpapering, decorative plastering. Surfaces are pre-treated with primers. Painting is done in 2-4 layers, each of them must dry. Painting work involves the evaporation of a large amount of water, but it is impossible to ventilate the premises until the wallpaper, paints and finishing compounds are completely dry.
Complex decorative coatings belong to a separate group of particularly time consuming types of finishing work. These are thin-layer Venetian plaster, flocks, textured paints, other textured and textured coatings.
Finishing work also includes the installation of skirting boards, cornices, finishing of ceilings with plastic or aluminum panels, a wooden finishing board, installation of decorative panels, and so on.
